Site planning, conceptual design, and environmental guidance for residential, commercial, entertainment, and industrial development.
Development projects—whether residential communities, commercial centers, entertainment venues, theme parks, casinos, or industrial facilities—succeed when design, environmental considerations, infrastructure, and community expectations align. I work with developers across many sectors to provide clear direction during early planning and steady support through design, approvals, and construction. My role is to bring clarity to complex sites, reduce unknowns, anticipate environmental and regulatory challenges, and help development teams shape projects that are practical, buildable, marketable, and long-lasting. Developers rely on me for a wide range of landscape architecture, site planning, conceptual design, and environmental consulting support. Some projects require conceptual layouts for planning discussions or investor presentations; others need subdivision landscape plans, entry features, streetscapes, amenity concepts, planting design, buffers, or mitigation strategies. I assist with tree preservation planning and risk assessments, environmental code interpretation, drainage and grading guidance, landscape documentation for permitting, and HOA or ARC design standards for new communities. I also coordinate closely with civil engineers, architects, planners, and contractors, ensuring the landscape and site components align with the overall project vision. My involvement continues through planning meetings, board reviews, and public hearings to help keep projects organized, compliant, and moving forward. Landscape architecture and early site planning significantly influence first impressions, circulation, guest experience, stormwater performance, environmental compliance, and operational costs. They also affect approvals, permitting, and how a project is perceived by municipalities, communities, and potential buyers or guests. When exterior planning is overlooked or addressed too late, conflicts often arise: unexpected grading issues, drainage concerns, unmet buffer requirements, unclear public-facing plans, or pushback during hearings. These issues can lead to redesigns, delays, increased costs, or long-term maintenance burdens. A clear landscape and site strategy reduces these risks, strengthens the design team, and supports a more predictable and successful development process. My approach is collaborative and adaptable to the pace and structure of each development team. We begin by reviewing the site, program, regulatory environment, and project goals. From there, I prepare schematic layouts, conceptual plans, diagrams, and early design direction. As the project evolves, I coordinate with your architects, civil engineers, planners, and contractors to refine the landscape and site elements. I prepare planting plans, buffer plans, entry features, streetscapes, and amenity concepts, along with the documents needed for planning boards, permitting, environmental review, and public hearings. During construction, I remain available for on-site coordination, clarifications, and final landscape review. My fee structure for development projects is based on the scope and complexity of the work. Most planning and design support is offered as a clear flat fee that typically includes one or two revisions. This provides transparency, predictability, and flexibility for multi-phase or large-scale efforts. Larger master-planned or specialty projects may require alternate arrangements, but the goal remains the same—clear expectations, steady communication, and dependable value. I support a wide range of development clients, including residential and mixed-use developers, master-planned community teams, commercial developers, casino and resort groups, theme park and entertainment venue developers, industrial and logistics operations, hospitality and retail teams, landowners assessing feasibility, and builders expanding into community-scale projects. No matter the type or size of the development, my services provide the planning, design, and environmental clarity needed for a stronger and more resilient final result. My work with developers is built on more than thirty years of landscape architecture and design-build experience, supported by a multi-state landscape architecture license, a license in ornamental horticulture, and a professional background as a licensed Realtor. This combination gives me insight into marketability, property value, guest experience, and the environmental and code-related considerations that influence large-scale development. I bring practical understanding, creative thinking, and a solutions-oriented mindset to every project. If you are developing residential, commercial, entertainment, or industrial land, I can support your project with clear planning, thoughtful design, and practical environmental insight.
